There is a lot of argument in real estate right now about what is best for sellers here. Most of it serves the person making it. The truth is simpler: there is no single answer that is best for every seller. There is only what is best for you, your home, your priorities, and your timeline.
You decide. I give you the full picture first.
01 — The Public Path
Your home goes on the Multiple Listing Service. Every agent working with buyers in the valley sees it. Zillow, Realtor.com, and every major search platform carry it to the widest possible audience, as fast as possible.
This is the path the overwhelming majority of sellers take — more buyers competing for your home produces better outcomes. In most cases, that reasoning holds.

02 — The Private Path
Your home is offered to a carefully chosen group of buyers before public listing, or entirely without it. The pool is smaller. The process is quieter. The transaction can move through fewer hands with less public exposure.
This path is available to you. There are real reasons to choose it — and reasons that sound like reasons, but are not.

Private does not mean unregulated. The rules that govern keeping a home
off the open market are real, and they change often — I track them closely.

An Honest Review
If you are a public figure, in a sensitive professional position, or have specific security considerations, limiting public exposure is a legitimate reason to keep the process private.
A neighbor, a fellow owner in the building, a known interested party — when a transaction is already in motion with a trusted buyer, a private process often serves both sides better.
A genuinely rare or architecturally significant residence, or a home that needs major preparation, may warrant a more considered approach before it opens to the general market.
A private period gives you the space to do the preparation a home of this quality deserves before it meets its audience.
Limiting your home's exposure is your decision, not a function of how your agent prefers to work. An agent who defaults to private listings for their own convenience is not representing your interests.
The market is the largest pool of buyers available to you. You cannot test it with a fraction of them. A home that sits privately and then moves public carries the shadow of that hesitation.
Private marketing is not a pricing experiment. If the price needs testing, the analysis needed more work before the home was shown to anyone.
Exclusivity is earned by the home and the representation behind it. Trading real competition for the feeling of exclusivity rarely favors the seller.
